Level 1
Condition Survey

The Level 1 survey offers a visual inspection that is less comprehensive than the Level 2 and Level 3 surveys, providing a more general overview of the building’s condition.
It includes clear ‘traffic light’ ratings to assess the state of different parts of the building, services, and the grounds, highlighting areas that may require varying levels of attention.
The survey also provides a summary of any risks to the building, people, and grounds, along with an assessment of the relative importance of any defects or issues identified. This approach allows for a quick yet informative understanding of the property’s condition.
Level 2
Homebuyer Survey
From £550
The Level 2 Survey is ideal when purchasing a typical house, flat, or bungalow built with common materials and in reasonable condition. It provides detailed information and advice on the property's construction, condition, and potential repairs.
The report uses an easy-to-understand ‘traffic light’ rating system to assess the condition of key features, such as the glazing, roof, electrical systems, and exterior.
This survey is usually not suitable for listed buildings, pre-1945, and substantially altered or renovated properties.
Level 3
Building Survey
From £650
The Level 3 survey offers a thorough internal and external inspection of the property. It provides the most comprehensive written report available, offering advice on the causes of defects, potential future issues and recommended remedies.
In addition to the more significant defects covered in the Level 2 survey, this report also addresses minor issues that may have been overlooked, as well as areas that are not immediately visible. This also includes appliance testing and aerial drone imagery for roof and chimney defects.
This survey is ideal for anyone seeking the most detailed and accurate assessment of a property, ensuring no post purchase surprises.
